A texture is only right at the right size.
Most texture libraries give you a square image and leave the size to guesswork. Here each texture is generated from a recipe in real millimetres: a 215 × 65 mm brick with a 10 mm joint, a 140 mm oak board, a 300 mm porcelain tile. The page states the size of one repeat, and the download's README repeats it with the exact settings for Blender, SketchUp, Unreal and Twinmotion.
All maps come from one bake, so colour, normal, roughness, AO and 16-bit height line up pixel for pixel, and every texture passes an automatic seam check before it is published.

Every texture here was made in Grain, Gridsnap's free texture editor. Press “Customise in Grain” on any page to open it there: change the brick size, joint width, board length or colours, see it tiled, on a sphere and in a room, and download your own seamless PBR maps at real scale. It runs in your browser, and what you make is yours to use however you like.
