Most "AI floor plan" tools generate a picture of a floor plan. It looks convincing until you try to use it: the walls have no thickness you can trust, the dimensions are decorative, the labels are half-words, and there is nothing to export.
Gridsnap does the opposite. The AI never draws anything; it only reads your sentence. The layouts come from a search working in integer millimetres, and none is shown to you until it has passed its checks. The one you choose becomes real walls, checked by the same plan checker as hand-drawn plans.

How a sentence becomes a plan
One sentence, the way you'd tell an architect: "3-bedroom single-storey house, about 120 m², open-plan kitchen and living, entrance from the north." Room count, total size, which rooms are combined, which side you arrive from. Anything you leave out gets a sensible default you can change.
The AI reads your sentence and prepares the rooms with target sizes, which rooms connect, which are private and where the kitchen should be. It never draws a wall. You can review and change every room before anything enters your project.
A layout search in your browser arranges the rooms and lets the outline follow the arrangement (a rectangle, an L or a U), within a maximum outside size if you set one. Layouts arrive one by one to compare side by side. Searching again uses no credits.
Each layout is evaluated from scratch before you see it: can you reach every room, are halls and rooms wide enough, does every doorway fit on a real wall, are the rooms near their target sizes. Passing those checks is not the same as being a good plan for you, so you compare, choose and edit.
The rules it has to satisfy
Anyone can subdivide a rectangle into rooms of the right size. What makes a layout livable is everything between the rooms — where you walk, what you walk through, what you can reach. Those are written down as rules the generator has to satisfy, not preferences it tries to honour.
Every room is reached from the entrance through rooms you would expect to walk through. An ensuite may open off its bedroom; a private room is never the way into another.
A room isn't just an area target: each room type has a minimum usable width, and halls must leave a clear path you can actually walk.
Every planned doorway sits on a wall the two rooms really share, with room to open and step through. After you build the walls, Gridsnap places the doors there for you.
Sizes you typed are held; sizes the AI suggested stay flexible within a stated range. A room far off its target is not offered as a layout.
Ask for a private bedroom wing and the doorways into it are tested against the sight lines from the living spaces, not just labelled private.
A kitchen near the dining area, a bathroom back to back with the ensuite, an open hall and living room: the intentions in your description are measured on each layout.
When a room is optional and you allow it, the search may also offer a layout without it, and says what that gains. It never quietly drops a room you need, and it would rather tell you a layout does not fit than hand you a laundry you have to walk through a bedroom to reach.
What you get, and what you do next
The output isn't an image or a PDF you have to accept. It's a Gridsnap document: the layout you chose, built into walls with real thickness, named rooms with their net m² and doors where the plan needs them. Every tool applies: add windows and furniture, drag a partition and the dimensions follow, switch to 3D and walk through it, print a vector PDF at 1:100, or hand your architect a layered DWG.
That's the point of generating a plan at all: not to replace the design, but to skip the blank canvas. Ten seconds of typing gets you something concrete to argue with — and arguing with a drawn plan is how briefs turn into buildings.

Can AI really generate a floor plan?
It depends what you mean by AI. An image model can produce a picture that looks like a floor plan — with unmeasurable walls, invented symbols and garbled labels — and that picture is not a plan: you can't dimension it, print it to scale or hand it to a builder. Gridsnap splits the job. Language understanding is what the AI is good at, so it reads your brief into a room list. Geometry is what a search is good at, so a deterministic layout search arranges the rooms in real millimetres, and the layout you choose becomes walls, rooms and doors. The result is an editable CAD model that exports to vector PDF, DWG and DXF.
What exactly do I type?
A sentence describing the home: how many bedrooms, roughly how big, which rooms should be open-plan, and which side the entrance is on. For example "Small 45 m² flat: one bedroom, bathroom, kitchen/living, entrance from the south" or "Summer cabin ~60 m² with a sauna, two bedrooms and an open kitchen/living room". A size you state for a room is held while everything else adapts; a maximum footprint (say 12 × 9 m outside) is a limit, not a promise of a rectangle.
Is the generated plan any good, or is it a toy?
It is experimental, and it may produce incomplete or unsuitable layouts. Review and edit anything it gives you. What it does guarantee is mechanical: a layout is only shown once it passes its checks for access, widths, doorways and room sizes. That is a floor, not an architect's judgement, which is why you get several layouts to compare and can rework any part of one.
Can I get a different layout for the same brief?
Yes. More layouts searches further, locally and with no credits used, without repeating a layout you have already seen. You can also keep the rooms you like and rework the rest. Only reading a new description involves the AI at all.
What can't it do?
It plans one storey at a time and draws straight walls. It arranges rooms, builds the walls and places the doors; windows, furniture, roofs and further floors you add with the editor's tools. If the rooms you asked for can't fit a size limit you set, it says so instead of shrinking them.

Does my brief get used to train an AI model?
No. Your sentence is sent to the language model only to be turned into a room list for you, and the layouts are arranged in your browser. Plans stay local and private by default — data is uploaded only if you explicitly enable account sync or create a share link.
